What is UrbanEyes Masterplan?
A web app for planning at the scale of a district or new town. Set out the site, the streets, the land use and the plots, and the buildings follow. The capacity numbers stay live as you draw, so every option comes with its floor area, homes, people, jobs and open space.
Urban designers use it for masterplans and capacity studies, developers for feasibility across a whole site, and planning teams for phasing and options.
- Scale
- From a few blocks to a new town
- Layers
- Streets, land use, plots, buildings, open space, facilities, utilities
- Numbers

From the site to the buildings.
Each step builds on the one before. Change a street and the plots and buildings behind it follow. Shown on King’s Cross, London.
- 1
Site and context
Find the place or bring your drawings: the city around the site comes with it.
- 2
Streets
Lay out the network with real street sections, from boulevards to lanes.
- 3
Land use and plots
Paint plots with a land use, its FAR, height and people.
- 4
Buildings
Buildings rise from each use, ready to study in 3D.
The numbers, live as you draw.
Every land use carries its FAR, height, coverage, people per home and parking ratio. Paint a plot and the totals move, per plot, per block, per phase and for the whole plan.
- Floor area, homes, population and jobs
- Parking demand against supply
- Open space per person, facilities against need

Building heights
Building heights, from the tagged height or floors.
Phasing
The plan in three phases, each with its own numbers.
Community facilities
Schools and civic buildings with their 400 m catchments.
Develop options, then compare them.

UrbanEyes Masterplan is a web app for planning at the scale of a district or new town. You set out the site, the street network, land use and plots, and the buildings that follow from them, and it keeps the capacity numbers live as you draw: floor area, FAR, homes, population, jobs, parking, open space and the community facilities the population needs.
