Plotline · the design app

Massing that checks itself against the rules

Draw the scheme on the real site and Plotline keeps the numbers: floor area, FAR, coverage, units and every rule, worked out from the drawing as you go, never typed in.

How to do it

  1. 1

    Site and rules

The site comes from your analysis. Set the rules (FAR, coverage, height, setbacks, open space, parking) or confirm the ones read from the local code.

  2. 2

    Programme and massing

Set what goes in, then draw or generate buildings. Every change updates floor area, FAR and the checks.

  3. 3

    Floors

Double-click a building to drop into its floors and plan rooms with walls, doors, windows and fixtures.

  4. 4

    3D and sun

Look at the scheme in 3D in its context and run sun and shadow studies on it.

One drawing, every number

The plan, the 3D view, the tables and the metrics all read the same model. Floor area, FAR, coverage, units and compliance are derived from what you drew, so the area schedule is never out of date.

  • Design options side by side in one project
  • Metrics, finance and properties in the inspector
  • A command line and the keys CAD users expect

Rules you can trust

A rule set turns the drawing into a checked design. Every value records where it came from: you, an uploaded document or an AI read of the code. AI reads arrive as a draft you confirm; nothing is trusted silently.

  • FAR, coverage, height, setbacks, open space and parking
  • Source and confidence on every rule
  • Breaches show on the plan as you draw

From site scale to the room

Project, scenario, parcels, roads and buildings, then level groups and floor plans. Scale is depth, not a separate app: the same document goes from the block to the bathroom.

Questions

How do I open Plotline?

+

Plotline is the design step of an UrbanEyes site analysis. Run the analysis for your site and the Plotline step opens with the site, its context and the rules found for it.

Does Plotline replace Rhino or Revit?

+

No. It is for the early stage: testing massing and layouts against the rules on the real site. Models from Rhino and SketchUp can come in through UrbanEyes Link, and their massing can be used in Plotline.

Which rules can it check?

+

Floor area ratio, ground coverage, height, setbacks, open space and parking. You set them, or confirm values read from the local planning code, each with its source.
